Even if you’re loving your home right now, it’s smart to think ahead—especially if you plan to sell within the next five years. The good news? You can still enjoy a beautiful, personality-filled space and make strategic updates that protect your resale value.

Here’s where to focus your design energy (and dollars) if selling is on the semi-near horizon:


1. Inject Personality—but Keep It Contained

Want to have a little fun with design? Go bold in small spaces like powder baths or kids’ rooms. An accent wall or playful wallpaper adds character without overwhelming the buyer when it’s time to list.

2. Keep Your Colors (Mostly) Neutral

Yes, your all-black kitchen might be sexy in photos—but it’s not for everyone. Stick to timeless, light, and fresh color palettes that appeal to a broader market. Think warm whites, soft taupes, and light wood tones.

3. Maintenance Matters—Don’t Skip It

That ultra-specific front room built-in may make your heart sing, but hyper-personalized features don’t always deliver ROI. If it’s not versatile or easy to remove, it might work against you when it’s time to sell.

Before any big reno, connect with a local realtor to get a pulse on what buyers in your market are looking for. You might be surprised what matters most in your neighborhood.

8. Focus on the Big Three: Kitchens, Bathrooms, Curb Appeal

These areas carry the most weight when it comes to resale value. Even small changes like fresh paint, updated lighting, a new porch number, or modern hardware can make a huge impact.
